GEMS Winchester School relocated from its former Oud Metha premises to its current purpose-built campus in Dubailand in September 2020, a move that proved transformative for the school's trajectory. The new facility — situated near IMG Worlds of Adventure — was purpose-designed to serve students from Foundation Stage through to Year 13, offering meaningfully larger classrooms, dedicated science laboratories, music and drama facilities, and extensive outdoor sports provision that the previous building simply could not accommodate. Campus size data is not publicly disclosed, which limits direct comparison, but the scale of the facility is evident in its capacity to house over 4,100 students across all phases.

Academic facilities include fully equipped science laboratories, dedicated ICT rooms, and technology rooms accessible from Year 3 onwards. Classrooms are connected with high-speed internet, and students engage with digital learning platforms across subjects. The school maintains separate primary and secondary libraries, both stocked with extensive literature collections — a thoughtful provision for a school spanning ages 3 to 18. Arts and crafts rooms, a dedicated music room, and an auditorium round out the creative and performance spaces, supporting a curriculum that extends well beyond core academics.

Sports provision is a genuine strength of the Dubailand campus. Facilities include sports fields, a sports arena, covered outdoor recreation areas, tennis courts, and covered turf multipurpose courts. Foundation Stage children benefit from a dedicated air-conditioned play area — a practical and important provision given Dubai's climate. Shaded outdoor play areas and a sensory garden are also available. Notably, no swimming pool is listed among the school's facilities, which some parents have flagged as a gap, particularly given that swimming is a common expectation at British curriculum schools in Dubai.

Welfare and safety infrastructure is robust. The school operates both a primary and secondary medical centre, a canteen serving nutritious meals, and a school store. The DSIB inspection rated health and safety Outstanding across all phases — the highest possible rating — and the BSO inspection similarly awarded Outstanding for welfare, health and safety. The learning environment is described by inspectors as one where students feel safe and supported, a finding consistent across both inspection bodies.

On the fee-to-facility question, Winchester sits at the lower end of the British curriculum fee spectrum, charging AED 20,370 to AED 38,403 annually — well below the British curriculum median of AED 49,630 among Dubai's 105 British schools. At this price point, the Dubailand campus delivers a creditable range of facilities, and the 2020 relocation represented a substantial upgrade. Parents should not expect the premium amenities — pools, theatres, maker spaces — found at schools charging AED 60,000 or above, but the core provision is functional, well-maintained, and appropriate for the fee level. Management, staffing, facilities and resources were rated Very Good by DSIB in 2023–2024, confirming that inspectors view the physical environment as a genuine asset to the school's improvement story.
