Newlands School occupies a single purpose-built campus in Al Warqa'a 1, opened in 2017 and designed from the outset to serve Foundation Stage, Primary, and Secondary students in distinct, age-appropriate zones. The layout reflects deliberate planning: Foundation Stage children benefit from a separate entrance, ground-floor classrooms with immediate toilet access, and direct access to a dedicated outdoor play area, while all Primary classrooms from Years 1–3 are also located on the ground floor. External play spaces exceed 1,100 sqm, divided into separate areas for FS, Primary, and Secondary students — a practical feature that supports both safety and age-appropriate socialisation.
Academic facilities include 42 standard classrooms, a STEAM lab, specialist art, media, and music rooms, and 4 science laboratories — three dedicated secondary labs for physics, chemistry, and biology, and one general lab for primary use. A specialist ICT room supports computing and coding, and the school maintains a library with a collection of over 1,000 books. A staff development and training centre is also on site. These are functional, workable facilities, though the library collection is modest for a school of over 1,100 students and would benefit from expansion.
Sports provision centres on a multi-purpose hall, an outdoor football pitch, a cricket net, and a 10×20 metre swimming pool with changing facilities. The pool enables swimming lessons as part of the PE programme, which is a meaningful addition at this fee level. That said, the sports offering is relatively lean — there is no dedicated gymnasium, no additional courts, and no athletics track — which parents accustomed to larger campus schools should factor into their decision.
KHDA rated management, staffing, facilities and resources as Good in the 2023–24 inspection, consistent with the school's overall Good rating. The inspection did not identify facilities as a concern, though it did flag that the school lacks a qualified counsellor for emotional and psychological wellbeing — a gap that sits within the broader pastoral and medical provision picture. The wellbeing team has been expanded since the previous inspection, which is a positive step, but the absence of a qualified counsellor remains an area for improvement noted explicitly by inspectors.
At fees ranging from AED 21,372 to AED 40,072, Newlands sits at and just above the citywide median fee of AED 35,525 across all Dubai private schools, and meaningfully below the British curriculum median of AED 49,630. At this positioning, the facilities are broadly appropriate — parents should not expect the expansive multi-court complexes or performing arts theatres found at schools charging AED 70,000 or above, but the core academic and sports infrastructure is functional and fit for purpose. The STEAM lab and specialist science labs are genuine assets. The secondary school expansion to Year 13, due August 2025, represents the most significant recent development, extending the school's all-through offer and adding longer-term value for families planning to stay through to A-levels.
