Fees & Value for Money
GEMS Metropole School - Al Waha offers a British curriculum (UK 13-year system) from Foundation Stage 1 through to Year 13. The school's tuition fees for the 2025/2026 academic year are set and approved by the KHDA, ranging from AED 40,000 for Foundation Stage pupils up to AED 53,000 for Years 10 and 11. Fees for Years 12 and 13 are approved from the 2027/2028 academic year onwards at AED 55,000 per annum. Notably, the fee structure remains frozen across all published academic years (2025/2026 through 2028/2029), reflecting a stable and predictable cost for families planning ahead.
As a newer school, founded in 2023, GEMS Metropole School - Al Waha positions itself as a mid-range option within the GEMS Education network, offering competitive fees relative to other British curriculum schools in Dubai. The school's fee structure is governed by the KHDA School Fee Framework, ensuring transparency and regulatory compliance. Tuition fees are invoiced from the point of admission and are payable in advance at the start of each term. Families are encouraged to contact the school proactively if their circumstances change ahead of payment deadlines.
The school also offers families the option to use the FAB GEMS World Credit Card to pay annual tuition fees in advance, with potential savings of up to 3% plus 10% back on school-related expenses. All fees are subject to change in accordance with applicable UAE private education regulations.

The Final Verdict: Who Is This School For?
THE “RIGHT FIT”
Families living in Dubailand communities (Arabian Ranches, Sustainable City, Serena, Town Square, Mira, Rukan) seeking a premium British curriculum education with genuine inclusion provision, a distinctive HPL-driven pedagogy, and fees that do not require a top-tier budget. Particularly strong for Foundation Stage and primary-age children, and for families who value a community-centred school culture over established exam league table credentials.
THE “WRONG FIT”
Families who require a school with a proven public examination track record (GCSE/A-Level results), an established KHDA DSIB rating, or who need a school that is already fully operational through to Year 13. Also not ideal for families who prioritise proximity to central Dubai or who need a school with a long-standing university placement history.
We moved from an Outstanding KHDA-rated school and were nervous about the lack of a local inspection rating. But the BSO report, the campus, and the way the school runs day-to-day have completely won us over. It feels like a school that is being built properly, not quickly.
Strengths
- BSO Outstanding rating - youngest new school in the world to achieve this
- Purpose-built premium campus with biodomes, farm, and Forest School
- Fees 30-40% below comparable premium British schools in Dubai
- Fee schedule locked at same rates through 2028-29
- HPL framework delivers genuinely differentiated, inquiry-based learning
- ~95% British-qualified teaching staff - well above Dubai average
- Strong inclusion provision supporting ~12% of students with SEND needs
- Excellent location serving Dubailand's growing residential communities
Areas for Improvement
- No KHDA DSIB rating yet - first inspection not until 2026-27
- No public GCSE, BTEC, or A-Level results available until 2027 at earliest
- Upper school (Years 10-13) still being built out year by year through 2028
- Limited track record for university placement guidance and outcomes
